VALUATION OF YOUR PROPERTY

With our real estate valuation expertise, we will determine the optimal selling price for your property.

In just a few steps, we will provide you with a free initial valuation of your property based on an indicative market price analysis using the comparative value method, which will be further refined by us through a market price determination following an inventory and using the asset value method.

The market value assessment is carried out in accordance with the requirements of the Real Estate Valuation Ordinance (ImmoWertV) on the basis of the usual use of such properties and the availability of the data essential for their market-compliant valuation.

Furthermore, with our expertise, we examine additional value-enhancing and building law assessment criteria according to Section 34 of the German Building Code (BauGB), B-Plan, statutes, FNP, Bauturbo, changes of use, development options, preliminary building inquiries and building permits.

MARKETING

We create exposés, professional architectural plans, project-specific websites, photos, and videos, and present them on real estate portals, our website, and off-market within our client and developer database. For over 20 years, we have been planning, developing, and selling residential properties in and around Dresden together with renowned developers and private clients, and have planned and completed over 300 residential units.

EXPERIENCE

In most cases, the seller doesn't have all the documents and building plans necessary for the financing application, or they are of poor quality, which can negatively impact the loan-to-value assessment. Many sellers underestimate this and are surprised when buyers' financing is delayed or even falls through. Our advantage is that we can prepare missing documents in advance and process them with a view to financing, for example, if a living space calculation according to the WoFlV is missing or planning documents are incomplete. ImmoArchitekten are registered members of the Chamber of Architects, are authorized to prepare building plans, and can prepare them if necessary.
